By SidingCostEstimate Editorial Team · Updated

Siding a whole house typically costs $5,559 to $17,728, with a national average of about $11,590, according to Angi's 2026 data[1]. This Old House, using Homewyse estimating data, puts most projects at $8,000 to $30,000 (average about $19,000), and vinyl on a 2,000 sq ft home at about $12,252[2]. Material choice and the amount of wall area are the two biggest drivers.

Whole-house siding cost by material (2,000 sq ft home)

This Old House calculated average installed costs for a 2,000 sq ft home using Homewyse data[2]:

MaterialAverage cost, 2,000 sq ft home
Vinyl$12,252
Plank or shiplap$14,210
Aluminum$14,649
Board and batten$16,870
Stucco$19,320
Cedar$23,400
Stone veneer$28,320

The same guide gives two worked examples. A 1,500 sq ft ranch with new vinyl lap siding came to about $12,500–$15,000 including $1,000 of removal and $1,000 of trim. A 2,000 sq ft colonial switching from wood to fiber cement came to about $18,000–$22,000[2].

Price per square foot by material: three sources compared

Published per-square-foot prices differ because each source uses a different method and scope. The table shows all three side by side so you can see the spread:

Brick$10 – $20[1]—$20 (veneer)[2]
Stone$7 – $30[1]—$14.16 (veneer)[2]

For a quick estimate, multiply your wall area by a mid-range figure for your material, or use the siding cost calculator.

Cost by home size

Angi's home-size table shows how wide the range gets once you include every material from budget aluminum to premium wood and fiber cement[1]:

Home sizeVinyl, wood, aluminum, fiber cementBrick or stone
1,000 sq ft$1,000 – $13,500$9,000 – $50,000
1,500 sq ft$1,500 – $20,250$13,500 – $75,000
2,000 sq ft$2,000 – $27,000$18,000 – $100,000
2,500 sq ft$2,500 – $33,750$22,500 – $125,000
3,000 sq ft$3,000 – $40,500$27,000 – $150,000

The very low ends of those ranges assume the cheapest materials and simple walls. This Old House's narrower estimate for a 1,500 sq ft house is $16,000–$27,000, depending on material[2].

Floor area vs. wall area

Siding is priced by the square footage of wall you cover, not your home's floor area. HomeGuide's Hardie guide uses about 1,200 sq ft of siding for a 1,500 sq ft home, 1,700 for a 2,000 sq ft home and 2,100 for a 2,500 sq ft home[4]. Two-story homes, gables and dormers add wall area; attached garages and shared walls reduce it. To measure, multiply each wall's width by its height, subtract large windows and doors, and add 10%–15% for waste[2].

Cost by city

Local labor rates and housing stock move totals a lot. Angi's average ranges for a siding project in several cities[1]:

CityAverage cost range
Boston, MA$9,800 – $24,300
New York City$8,300 – $20,500
Denver, CO$7,000 – $19,200
Chicago, IL$6,700 – $18,700
Des Moines, IA$7,600 – $12,900
Los Angeles, CA$3,200 – $10,100
Miami, FL$1,800 – $6,300

Angi does not break down why the ranges differ; project size, housing type and local labor rates all play a part, so treat city figures as a rough guide. Browse local pages under siding costs by state and city.

Labor, removal and other line items

Most whole-house jobs take 1–2 weeks of on-site work[2]. Spring and summer are peak season, and late fall or winter can bring discounts in colder regions[2].

Does new siding pay for itself?

Siding is one of the better-returning exterior projects. In the 2025 Cost vs. Value Report, fiber-cement siding replacement cost $21,485 and recouped 113.7% at resale. Vinyl siding replacement cost $17,950 and recouped 96.5%[6]. Angi notes ROI "as high as 80%" in its own guide[1]. Returns vary by market and by how dated the old siding looked.

Repair instead of re-siding?

Angi suggests repairing when the repair costs less than 50% of replacement and the siding is under about 20 years old, and replacing when damage or moisture intrusion is widespread[1]. Typical siding repairs average about $928[5]; see the siding repair cost guide.

Budgeting example

Here is how the published figures turn into a budget. This Old House prices vinyl siding on a 2,000 sq ft home at $12,252 and recommends setting aside a 10%–20% contingency for surprises such as rotted sheathing[2]. Adding that contingency (our arithmetic) gives a planning budget of roughly $13,477 to $14,702. The same steps for fiber-cement plank ($14,210) give about $15,631 to $17,052. Then compare your quotes against both the per-sq-ft ranges above and the local figures for your city. A quote far below every published range usually leaves something out, such as tear-off, wrap or trim.
